THERE ARE FEW MORE HALCYON SETTINGS in far West County than Chesterfield Village.

Developed by Sachs Properties, the tree-shrouded community
clustered around the 1.5 million-square-foot Westfield Shoppingtown
Chesterfield is about to see its first new homes in several years.

S. Richards Bruno, who has excelled in creating upscale single- and
multi-family living environments in Clayton, Ladue, University City and other St. Louis County locations, has broken ground on a new project in Chesterfield Village. The four low-rise condominium buildings of Justus Pointe will occupy a corner of Justus Post Road and Millbridge Drive southwest of the mall. The three-acre site is bordered on two sides by water -- a sparkling lake and a tributary that is spanned by an iron bridge with a wooden deck that leads to the village's clubhouse and swimming pool.
Residents of Justus Pointe will have full access to the community's
amenities.

There will be eight homes in each of the four 2-1/2-story buildings which are designed to fit seamlessly with the surrounding Chesterfield Village neighborhoods of Sycamore and Oak. The exteriors of architectural design stone and premium siding are accented by quaint individual stone-walled courtyards with garden gates for the ground-floor homes. The ground will be fully landscaped and sodded.

Surprisingly priced from the $250,000s to the $370,000s, Justus Pointe offers buyers a choice of three floor plans that include the garden-style Atherton with two bedrooms and two full baths, and the townhome-style Bellemonte and Bellemonte II, with up to three bedrooms and 2-1/2 baths. "The vaulted ceilings in the Bellemonte models create a really dramatic space," Bruno said.

The Atherton is a ground-floor condominium with a living room, dining area, open peninsula kitchen, a master suite with walk-in closet and private bath and a second bedroom with adjacent hall bath. The spacious Atherton has 1,282 square feet as a middle unit or 1,298 square feet as an end unit. It is priced from $254,000.

The townhome units sit atop the garden condominiums, explained Stephanie Cassidy, vice president and director of sales and marketing. These combination designs are similar to condos built by Bruno Homes in the Central West End. "We're taking our 25 years of experience of building high-end homes and applying it to this product line," Bruno said.

Homeowners will have secured parking in the basement lower level. "Everyone will have a two-car tandem garage," Bruno said. Locking storage space is also provided for each homeowner on the lower level. The homes are handicapped-accessible.

Justus Pointe is an opportunity for Chesterfield area homeowners to escape the burden of keeping up their larger homes and have more time for travel and other pursuits of happiness without giving up the luxury and amenities to which they are accustomed, Bruno said. All homes at Justus Pointe come standard with 9-foot main-floor ceilings in all models; vaulted ceilings in the Bellemonte models; painted six-panel doors with lever door hardware; wood flooring in the foyer, powder room and kitchen; pedestal sink and beveled oval mirror in the powder room; premium carpeting; adult-height vanity with cultured marble top and Moen fixtures in the master bath; cultured marble shower surround with seat in master baths; wood kitchen cabinets and Maytag self-cleaning smooth-top electric range and oven; Maytag built-in microwave and range hood; Maytag Quiet Wash dishwasher; garbage disposal and stainless steel double sink; a main-floor laundry room and more.

Optional features include 42-inch kitchen cabinets, ceramic flooring, a choice of solid-surface countertops, crown molding and upgraded lighting, a whirlpool tub, custom closets, an electric fireplace, a security system, ceiling fans, and an optional third bedroom in the Bellemonte models.

The price points, starting in the $250,000s, will be attractive to a mix of active adults, professionals and smaller families who desire to live in Chesterfield, Bruno noted.

With the ground-breaking, an information trailer is now open near the site of the first two buildings, which are expected to be ready for occupancy in the spring.

Bruno Homes is joining with McKelvey Homes for another Chesterfield project which will have its ground breaking soon. The Villas at Westmeade will offer 32 homes priced from the $400,000s, Bruno said.
